When One Paseo developer Kilroy Realty Corporation announced plans to build 95,000 square feet of retail space at the corner of El Camino Real and Del Mar Heights Road across the street from the community’s most established shopping center, Del Mar Highlands Towne Center, owner Donahue Schriber put its own renaissance plan into action.

For decades, Highlands Towne Center had the Del Mar retail market cornered. But as One Paseo evolved from renderings into real life to reshape the face of the gateway into Del Mar, Donahue Schriber initiated a $120 million expansion that will provide more amenities and choices for Del Mar residents.

The Collection at Del Mar Highlands Town Center

The expansion encompasses over 120,000 square feet and will bring 40 new shops, eateries, and services to Del Mar including a revamped JIMBO’s…Naturally grocery store. The renovation is highlighted by The Sky Deck, which will be home to 10 new restaurants and craft brew pubs and feature stunning views across Carmel Valley. Completion of The Sky Deck is scheduled for early 2020. Combined with the new offerings at One Paseo, Del Mar’s retail and entertainment landscape has become a go-to destination for residents and visitors.

New stores

Commercial real estate veteran and retail specialist Carrie Bobb developed the retail leasing strategy for One Paseo along with developer Kilroy. She helped bring retailers such as Sephora, SoulCycle, Pigment, and BodyRok to Del Mar as well as culinary sensations Tocaya, Tender Greens, Salt & Straw, Sweet Fin, and North Italia that have all helped Del Mar emerge as a destination beyond the beach.

“The project has become the gathering space for more than just the community,” Carrie said. “People are coming from more than fifteen miles away to spend time at One Paseo. The amazing retail is just a part of the specialness of the overall project.”

One Paseo is continuing to add more high-street retailers and services to its line-up, including men’s clothier Roark and Bowery Barber Company.

Restaurant revival

One Paseo also recently welcomed a restaurant collaboration from Michelin Star-awarded Chef Michael Mina and bestselling cookbook author Ayesha Curry, called International Smoke.

The restaurant explores the global diversity of cooking using grilling, fire, and smoke. One Paseo’s roster of high-end shops and culinary creations is almost complete and highly acclaimed additions, such as International Smoke, will forever enhance Del Mar’s dining and entertainment landscape.

“My hope is that One Paseo becomes synonymous with Del Mar,” Carrie said. “That when people think of Del Mar, they think of the Del Mar Racetrack, the beach, and One Paseo.”

To keep the dining landscape level on both sides of El Camino Real, Del Mar Highlands Town Center is bringing local restauranteurs to the table with new and reimagined concepts. Slater’s 50/50 founder Scott Slater created Noblesse Oblige Craft Cocktails, a central cocktail bar that will feature local breweries and craft cocktails, and Little Italy sensation Ambrogio15 will bring its Milano-inspired pizza concept to the Del Mar Highlands Town Center rebirth in 2020.

The battle for the belly bulge between One Paseo and Del Mar Highlands Town Center has reinvented the Del Mar culinary scene and is just now heating up. Del Mar residents will reap the rewards of the shopping center competition for years to come and the retail renaissance will breathe new life into the community.
